• 24-hour access to rented suites
• Common area facilities and amenities
• Business support services

3. Rental Agreement

3.1 Lease Terms

All suite rentals are subject to a written lease agreement. The terms of your specific lease agreement will supersede these general Terms of Service where they conflict. Key terms include:

• Weekly rental payments as specified in your lease
• Minimum lease term requirements
• Security deposit and move-in fees
• Suite access and usage rights
• Maintenance and repair responsibilities

3.2 Payment Terms

Rent payments are due weekly as specified in your lease:

• Payments must be made on time as specified in your lease agreement

• Failure to pay may result in lease termination and eviction

• Not sublet or assign the suite without written permission
• Maintain the suite in good condition
• Not engage in illegal activities on the premises
• Respect other tenants' privacy and quiet enjoyment

4. Tenant Responsibilities

As a tenant, you are responsible for:

• Maintaining all required business licenses, permits, and professional certifications
• Carrying appropriate liability insurance for your business
• Keeping your suite clean and in good repair
• Proper disposal of waste and hazardous materials
• Compliance with health department regulations
• Client safety and satisfaction
• Respecting common areas and shared facilities
• Reporting maintenance issues promptly

5. Landlord Responsibilities

We are responsible for:

• Providing utilities (electricity, water, WiFi) as specified in the lease
• Maintaining common areas and building infrastructure
• Ensuring building security and access systems
• Addressing major repairs and maintenance issues
• Compliance with building codes and regulations

6. Termination and Cancellation

6.1 Tenant Termination

Tenants may terminate their lease according to the terms specified in their lease agreement. Early termination may be subject to fees or penalties as outlined in your lease.

6.2 Landlord Termination

We reserve the right to terminate a lease for:

• Non-payment of rent
• Violation of lease terms or these Terms of Service
• Illegal activities on the premises
• Failure to maintain required licenses or insurance
• Breach of health or safety regulations
• Other reasons as specified in your lease agreement

7. Liability and Insurance

Tenants are required to maintain appropriate business liability insurance. Paradise Suites & Salon is not responsible for:

• Injury to clients or third parties in your suite
• Damage to or theft of your personal property or equipment
• Business losses or interruptions
• Disputes between tenants and their clients

We maintain building insurance but do not provide coverage for tenant business operations or personal property.

8. Website Use

8.1 Website Access

Our website (paradisesuitesandsalon.com) is provided for informational purposes. By using our website, you agree to:

• Use the website only for lawful purposes
• Not attempt to gain unauthorized access to any part of the website
• Not interfere with or disrupt the website or servers
